Quarterly visits should hit HVAC filters, smoke and CO detectors, caulk lines in wet rooms, and a quick roof and gutter check from the ground.

Pre-hurricane-season (May): clear gutters, trim trees back from the roofline, test storm shutters, photograph the home's exterior for insurance.

Post-season (December): inspect for leaks, freshen caulking, service the dryer vent, and have HVAC condensate lines flushed before holiday guests arrive.
